We finance most residential investment property types: Single-family residences, duplexes, triplexes, fourplexes, and multi-family properties (5+ units). We also consider mixed-use and commercial properties on a case-by-case basis. Properties must be investment properties (not owner-occupied) and located in California or Florida.
Our minimum credit score is 640. However, we take a holistic approach to underwriting. A higher DSCR ratio (1.25+) can offset a lower credit score, and we consider factors like investment experience, property quality, and liquid reserves. Scores above 680 typically qualify for our best rates.
Yes, and we encourage it. DSCR loans are designed for entity borrowing. You can finance properties in an LLC, corporation, or trust. This provides asset protection and potential tax advantages. The entity must be in good standing, and we’ll need organizational documents and EIN verification.
No. Unlike traditional mortgages that often limit you to 4-10 properties, DSCR loans have no property count restrictions. We have investors with 20+ properties financed through us. Each property is evaluated on its own cash flow merits, not your personal debt-to-income ratio.
DSCR (Debt Service Coverage Ratio) measures your property’s ability to cover its debt payments. It’s calculated as: Monthly Rental Income ÷ Monthly Debt Service (mortgage + taxes + insurance). A ratio of 1.25 or higher is considered excellent and qualifies for the best rates. A ratio of 1.0 means the property breaks even. We can work with ratios as low as 1.0, though rates may be higher.
Both. We offer 30-year fixed-rate loans for investors who want payment stability, as well as 5/1 and 7/1 ARM options with lower initial rates for investors who plan to refinance or sell within the fixed period. All loans are fully amortizing with no balloon payments.
